Most of what looks like "dirt" on a Florida home is actually living organic growth — mildew, algae, and lichen. Blasting it with a pressure washer doesn't kill it; it just hides it for a few months. We soft wash, kill the spores, and stop regrowth at the source.

There are exactly two right ways to clean the outside of a Florida home, and one wrong way that we see every weekend. Soft washing handles anything organic — siding, soffits, roofs, fences. High pressure handles hard surfaces — concrete driveways, sidewalks, pavers. Anyone using 3,000 PSI on your Hardie board is going to drive water behind your siding and create problems you don't want.

Once a year for most homes, twice a year if you've got heavy oak or pine canopy or you're near salt water.

Do you wash before painting?

Always. A soft wash is included in every exterior paint quote — paint won't bond to a dirty surface.

Will it hurt my plants?

We pre-water and post-rinse all landscaping near the wash. The cleaning solution is plant-safe at the dilutions we use, and we're careful with anything fragile.
